What is a laneway home?

Laneway houses have been around for centuries, and their popularity is on the rise once again. So what are they, and why are they called laneway houses?

A laneway house is a small, detached dwelling that is typically located in the rear or side yards of a property. They are typically one or two storeys high, and are often used as secondary accommodation for extended family, or as a rental property.

Laneway houses can be a great way to add value to your property, as they are typically less expensive to build than a traditional house. They are also a great way to maximize the use of your property, by using space that would otherwise go unused.

Laneway houses got their name from their traditional location – in the laneways of larger properties. In days gone by, laneways were used to provide access to the rear of properties, where the stables and other outbuildings were located. With the advent of the automobile, laneways fell out of favour, and many were paved over and turned into parking lots.

But with the renewed interest in laneway houses, many of these old laneways are being reclaimed, and are now being used as the location for laneway houses.

Laneway Home Requirements & Costs

The cost of building a laneway home in British Columbia can vary depending on the size and style of home you choose. Generally, a small, simple laneway home will cost between $300,000 and $350,000. A more luxurious or custom-built laneway home could cost upwards of $500,000.

  • RS-1 and RS-5 Single Family areas
  • Lots 33’ wide and wider with an open lane, on a double fronting street or on a corner with a lane dedication
  • A unit within the area on the rear 26’ of the lot with a minimum 16’ separation between the laneway home and the main house
  • Rental or Family only no strata-titled
  • Minimum of one on-site parking space
  • Unit size will be based on the lot size with a maximum of 750-900 sq ft
  • 1 and 1 1⁄2 storey configurations are accepted

There are several factors that will affect the cost of your laneway house, including:

  • The size of the lot
  • The location of the lot (inner city lots will be more expensive than suburban or rural lots)
  • The zoning regulations in your municipality
  • Whether you need to do any excavation or grading work on your property
  • The type of foundation you choose (slab, crawl space, or basement)
